Straight answers, no runaround.

What homeowners actually ask us about stucco, coatings, estimates and how long a Colorado exterior job really takes.

We are based in Colorado Springs and work across 42 Front Range, Pikes Peak and Pueblo-area towns, including Monument, Castle Rock, Manitou Springs, Woodland Park, Divide, Fountain, Pueblo, Canon City, Florence and Cripple Creek. If your town is not on our service areas page, call and ask, because the route moves with the work.

It depends on what caused the damage, how much wall is affected, and whether the substrate underneath is still sound. A few settlement cracks is a very different job from delamination at the base of a wall where water has been getting in for years. We do not quote stucco over the phone or from photos alone, because the visible crack is often smaller than the actual problem. The walkthrough and the written estimate are free.

No. We come out, walk the property with you, diagnose what actually failed, and leave you with a written, itemized estimate at no cost and no obligation.

A typical single-family exterior with full prep, primer and two coats usually runs several working days. Stucco repair adds time, because the repair has to cure before it can be coated. We schedule around weather, since exterior coatings have real temperature and dew-point windows and forcing them produces a finish that fails early.

Usually, yes. Hard-coat stucco textures on Front Range homes are mostly variations of sand, dash, lace, knockdown and worm finishes, and they are applied by hand. Matching is a craft skill: we work the patch to blend into the surrounding field rather than leaving a flat rectangle. Color is then blended so the repair does not read from the street.

Elastomeric coatings are applied much thicker than standard paint and stay flexible, so they bridge hairline cracks and move with the wall through freeze-thaw cycles. Standard acrylic masonry paint is thinner and more breathable. Which one is right depends on the condition of the stucco and how much moisture needs to escape through the wall, which is why we look before specifying.

Altitude. UV intensity climbs roughly four percent for every thousand feet of elevation, and Colorado Springs sits above six thousand. Add forty-degree daily temperature swings, very low humidity, wind-driven grit and regular hail, and coatings that perform fine at sea level chalk, fade and crack years earlier here. Product selection has to account for that.

Yes. Interior painting is part of our house painting service, and the same standard applies: proper surface prep, correct primer for the substrate, and two full coats.

Yes. Our commercial painting service covers HOA common areas, apartment buildings, offices, retail and shop buildings. We provide a written scope suitable for board or owner approval, and we phase the work around tenants and business hours.
