Ask for addresses, not adjectives

Any contractor can put five glowing quotes on a page, and you have no way to check a single one of them. So here is a better test, and it works on us and on everyone else you are considering.

When we come out to walk your property, ask for the addresses of two or three jobs we finished nearby. Drive by and look at them. Look at the corners, the window and door returns, the cut lines at the trim, and whether the stucco patches telegraph through the coating in raking afternoon light. That tells you more in ten minutes than a page of testimonials.

What to look at on a finished job

• Do stucco repairs match the surrounding texture, or can you find them from the driveway?
• Are the cut lines between wall and trim sharp and consistent, or wandering?
• Is there overspray on windows, roofing, concrete, or the neighbor's property?
• Are caulk joints tooled and continuous, or gapped at the ends?
• On a deck, is the finish even across the boards, without lap marks?
