The old Elbert townsite along Kiowa Creek has late 1800s and early 1900s frame houses, most of them added onto more than once. Different siding vintages on one wall move at different rates, and the joints between them are where paint splits first. Our house painting treats those transitions as their own detail, caulked and primed before the topcoats.

At roughly 6,700 feet in Elbert County the snow lingers in the pine shade and the sun is hard everywhere else. Decks take the worst of both. Snowmelt soaks the boards, freezes overnight, and lifts the grain, then UV grays whatever is left. Deck restoration means stripping to clean wood, neutralizing, drying, then deck painting or stain.

This is wildland interface country, pine right up against the structures, with wind running hard across the open stretches between. Wind-driven rain finds cracks in stucco and gaps at flashing. We do stucco repair and roof coating on the barns and shops that come with most Elbert properties. Two coats, minimum.
