Simla sits on US 24 in eastern Elbert County with nothing upwind of it. That open fetch means grit-loaded wind hits west and south elevations for months, and it sandblasts film off siding and stucco long before the coating would fail on its own. Most of the housing stock here is early-1900s frame farmhouses and mid-century ranches, so house painting is the workhorse.

Eastern Colorado is hail country, and Simla is in the middle of it. Hail bruises stucco, chips paint down to substrate, and opens the exact pinholes that let water behind a wall. We chase those out during stucco repair, patch to a matched texture, then recoat with stucco painting.
